Near sgr is an end-to-end real estate development manager, specialised in urban regeneration and living. It builds on the path pioneered by Redo Sgr, the first real estate sgr in Italy to be certified as a benefit company and B Corp. Through its Funds, it manages investments that generate financial returns, improve housing accessibility and strengthen communities, while minimising environmental impact.

Near sgr’s funds are instruments designed to ensure the success of portfolio initiatives and foster stakeholder engagement. Build to Rent, Build to Sell, Affordable Housing, Student Housing, urban regeneration: the components and business areas may vary, but the foundations of the investment strategy remain constant. All managed funds are classified under Article 8 or 9 of the EU SFDR. ESG criteria are not merely risk mitigation factors, they are benchmarks for identifying opportunity. Return combines with impact; profit engages with society and the environment.

UpTown Cascina Merlata

Social housing, subsidised and market-rate residences, retail, schools, sports facilities and a public park: Cascina Merlata transforms a 900,000 sqm area with the purpose of doubling the neighbourhood’s population.

ARIA Ex Macello

Aria returns the former Porta Vittoria slaughterhouse to the city. The project aims to become Milan’s first Carbon Negative Area, and will include 1,200 apartments, a 600-bed student residence, retail spaces and higher education centres.

MilanoSesto

MilanoSesto redevelops the former Falck industrial site in Sesto San Giovanni. A landmark of Lombardy’s industrial and working-class heritage is being transformed to accommodate housing, retail, green spaces and the “City of Health and Research.”
