Torre Spaccata

The eastern quadrant of Rome has one of the highest unmet housing demands in the capital. Torre Spaccata, a neighbourhood born in the 1960s under the INA-Casa plan, still has a strong residential fabric but reflects decades of underinvestment and lack of regeneration.

The degraded built area in via di Torre Spaccata is the starting point for this intervention.

The project transforms the site into a mixed-residential complex with free-market housing, subsidised housing, and social housing. It is Near’s first initiative outside Lombardy and marks the extension of its sustainable affordable housing model into the Roman market, classified under Art. 9 SFDR.
